How it works
1. We set up your landlord or agent account
When you start working with us, we create a secure portal account for you.
From your portal, you can:
- add and manage properties
- submit maintenance requests
- view job updates
- approve or reject tenant repair requests
- view quotes
- view invoices
- check completed work
Everything is kept in one place rather than relying on emails, phone calls and messages.
2. You add your properties
You can add your properties through your portal, including:
- property address
- access notes
- key safe or entry details, if needed
- tenant repair reporting options
- notes for maintenance visits
Depending on your account settings, properties can either be approved automatically or reviewed by us before being used for bookings.
3. Tenants can report repairs without needing an account
For properties where you want tenant repair reporting enabled, we can generate a printable repair notice with a QR code and property PIN. You can place this notice in the property, hallway, noticeboard or tenant welcome pack.
The tenant simply scans the QR code or enters the PIN and submits the repair request.
They can provide:
- their name
- phone number
- email address
- flat or room number
- repair details
- photos
- preferred access times
4. You stay in control
Tenant repair requests do not have to become jobs automatically. When a tenant submits a repair, you can choose to review it first.
You can:
- approve the request
- reject the request
- ask for more information
- send it to us for a quote
- allow it to be booked in
This gives landlords and agents full control before any chargeable work is arranged.
5. We quote or book the work
Once a job is approved, we can either quote it or book it in, depending on the type of work required.
For smaller maintenance tasks, the job can be booked directly. For larger projects, such as decorating, repairs, painting, refurbishment or specialist work, we can prepare a quote for approval first.
You will be able to view the quote from your portal and approve or reject it before work begins.
6. Jobs are tracked from start to finish
Once booked, the job can be managed through our system.
This may include:
- booking date and time
- assigned staff
- job status updates
- notes
- photos
- checklists
- completion details
- invoices
- reports
You can see what has happened without needing to chase for updates.

Quote-only agent access
Ideal if you want to send us work but do not need a monthly maintenance plan. You can use the portal to submit jobs, add properties and request quotes without being charged a monthly subscription.
Maintenance support plan
